BANYAN MICRO-UNITS

Schmidt Nichols served as the lead firm for all City entitlements, including leading a targeted zoning code rewrite to implement the first micro unit development in Downtown West Palm Beach. This effort enabled the project’s approval and introduced a new housing type to the downtown fabric, expanding residential accessibility and urban density.
Demonstrating Schmidt Nichols’ expertise in creating urban environments that respond to policy and lifestyle needs, the firm also prepared design documents for the streetscape, amenity deck layout, and landscape. The elevated amenity deck provides ample seating and outdoor spaces for residents. An oversized pool serves as the centerpiece, with additional features including an outdoor bar, elevated kitchen, and smaller BBQ area designed for both group gatherings and intimate settings with secluded nooks and quiet zones. The modular layout reflects the architectural elevation, with the pool shape, pathways, and planters echoing the clean, modern aesthetic of the building.
